Construction Review Comments
Dear Mr. Evans:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General:
1. All work must be coordinated with the construction of Ruby Road.
2. Install a waterproof liner in the detention pond to minimize water loss. See the attached Sheet L -6A
of the Wagon Wheel Park detention pond plans.
Plat:
1. Curves C109, C110, C117, C118, C123, and C124 do not meet the minimum firelane curve radius
requirements. Verify with the fire marshal that this is acceptable.
2. Label the firelane /access easement that was recently dedicated from Freeport IX.
3. A 4 -foot sidewalk will be required along Ruby Road.
Sheet C3.3: Show the limits of the ponded water in the truck courts similar to how it was shown in the
Freeport IX plans (Uline).
Sheets C3.4 C3.5: Show all waterline and sanitary sewer crossings in the storm sewer profiles.
Sheet C4.0: The maximum spacing between sanitary sewer cleanouts is 200 feet.
Sheet C4.2: Core and bore to connect Line SS 2 to the existing sanitary sewer manhole.
Sheet C5.0: Submit a letter of request to waive the lime stabilization requirement.
There are various other minor comments throughout the plans. When all comments have been addressed,
please return these marked plans and two sets of revised plans to the City for review. If you have any
