Construction Plan Review Comments
Deaz Mr. Woods:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat
1. Label the 24' firelane easement as a `Firelane/Mutual Access Easement'.
2. The plat shows the utility easement along Denton Tap Road being 20' wide however, Sheet
7.0 shows it as 10' wide. Which is correct?
3. The fire hydrant along Denton Tap Road must be either within the right-of--way or in an
easement.
4. Provide a 20' x 10' easement around the proposed manhole in the northwest corner of the
property.
5. The existing 18" RCP needs to be contained within a private easement. It is possible that
such an easement was granted with the sale of the property. Verify with the current property
owner.
Sheet SD1.0
The ADA ramps are required to be stamped concrete/brick pavers.
Sheet 4.0
1. Check the proposed top-of--curb elevations. Provide curb elevations along the drive in the
southwest corner of the property.
2. Provide additional elevations along the west property line. It appeazs that offsite drainage
may pond along the brick screening wall.
3. In a few locations it appears that the proposed top-of--curb is higher that the adjacent ground.
Is this intended?
4. How will the northeast corner of the property drain?
5. The proposed grades at the driveway onto Denton Tap Road may need to be adjusted to
ensure that the water is collected on-site.

6. Make revisions and/or provide clarification for the other comments and questions on this
sheet.
Sheet 5.0
1. What is the proposed Q out of the driveway onto Denton Tap Road?
2. Provide additional offsite drainage information along the west and south sides of the
property.
3. The intensity used in the drainage area table is from Hydro 35 rather than from the Technical
Paper No. 40. Revise the notation or the intensity to match.
Sheet 6.0
1. Label the proposed storm drainage lines in the plan and profile views.
2. Show the existing 16" waterline in the profile.
3. Add profiles for the yard drains.
4. Are you proposing to replace the existing 18" RCP to the inlet on Denton Tap with a 24"
RCP? If so, it needs to be stated.
Sheet 7.0
1. Provide service to the domestic and irrigation meters and the fire hydrant with a single tap to
the 16" waterline.
2. Relocate the monument sign from over the 18"RCP.
There are other minor comments throughout the plans that should also be addressed. Once all
changes have been made, please re-submit this marked-up set and two sets of revised plans to
