Bentley Engineering, Inc. 4125 Broadway Blvd., Suite A250 Garland, TX 75043 RE: Wynnpage Plaza North, Lot 1, Block B Construction Plan Review Comments Dear Mr. Bentley: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat - 1. Show all on site and offsite easements that are required for the development of this lot. 2. FYI - When platting Lot 2 in the future, a private easement will be required for the domestic and irrigation services for Lot 3. 3. An additional sewer easement may be necessary to provide sanitary sewer service to Lot 2. Sheet Cl - 1. Provide ground elevation information offsite to the north. 2. General Note #5 indicates that you are requesting a waiver to the city's lime stabilization requirement. Submit a letter of request and include the proposed alternative pavement thickness or strength. Sheet C2 - 1. All runoff must be collected onsite. 2. Will there be any offsite grading with the development of Lot 1 ? Sheet C3 - 1. The dumpster enclosure cannot encroach into the 20' utility easement. If a new dumpster location is proposed, it must be approved by the Planning Department. 2. Extend the 8" sanitary sewer to the property line and stub into a manhole. 3. Provide Lot 2 with access to the sanitary sewer. An additional easement may be necessary. 4. Are you proposing to install all of the water meters shown with this development? 5. Once all comments have been addressed, please re-submit these marked-up plans and two sets of revised plans to the City for review.
