Re: Lakes of Coppell Project
Dear Mr. Ginn:
i am responding to some items you asked me to look into
concerning our Lakes of Coppell project, as a result of our
meeting last Thursday.
1) Concrete Pavers - we will be submitting a plan showing
the details for the placement of concrete pavers at
street intersecti4na fo= crosswalks and median apses.
2) Right turn labs m°k Macl~rthur 'Blvd. and Sandy Lake Road -
based on your ragnest, we,;vill provide right-of-way for a
free right turn bane o~ !lacArthur Blvd. south to Sandyy
Lake Road west. This will allow 100 feet of storage anc~
a standard transition. The right-of-way will parallel
the future right turn. This right-of-way will be
dedicated with the platting of property adjacent to
MacArthur Blvd.
3) Landscape and Street Lighting - we are in the process of
preparing landscaping plans for the median of MacArthur
Blvd. These will be submitted for city approval. We
will be working with Texas Power and Light Co. on the
street light plan.
4) Parkway Blvd. - you requested this roadway be made
divided through our property. It is my understanding
there will be a meeting this week with city staff to
discuss this item. The main concern is whether any steps
are being taken to make the roadway divided west of our
property where it is currently being constructed
undivided. We will reserve a commitment on this until
the meeting.

5) Deforest Road - it is my understanding this plat and
plans will be tabled until something can be resolved with
the property owners on the north side of the road on
whether to improve the road or leave as is with minor
upgrading. It is further my understanding the city will
resolve this issue.
6) MacArthur Blvd. - we are still requesting a variance on
the right-of-way to allow a dedication of 100 feet
instead of 110 feet.
7) Sandy Lake Road - we checked with the City of Carrollton
and they indicated the future right-of-way within their
city limits would be 100 feet. This was a request by
council when they approved the preliminary plat.
Therefore, we are proposing a 20 foot dedication and that
this occur when the property is platted.
I hope I have addressed all the items which required
comments. Please schedule our plats and plans for the
October 9th City Council agenda.
