JD Landes Civil/Environmental Engineering 11 07 E. 151 Street Fort Worth, TX 76102 RE: Bethel Road Estates Lots 1 & 2, Block 1 Construction Plan Review Comments Dear Mr. Landes: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Sheet 3 - 1. As stated in Note 3, a fence will not be allowed in the floodplain until the flood study has been approved. 2. Show the proposed new driveway configuration, 3. How are you proposing to provide water services to the lots? 4. Is a culvert under the driveway needed? If so, indicate the type and size. Sheet 4 - 1. The minimum grade for a 10" sewer line is 0,25%. At 0.219%, a 12" line will need to be used. 2. It is not necessary to include notes on items that are already covered by the City of Coppell's Construction Specifications and Subdivision Ordinance, It is now our understanding that no reclamation of the floodplain is proposed. Your plans should reflect no encroachments into the floodplain. However, a wall will still be needed along the east side of Lot 2 for erosion protection. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
