RE: Prestwick Subdivision
Dear Mr. Anderson:
Since the initial development of the Prestwick Subdivision, the City of Coppell has received
numerous complaints from the property owner to the east, Mr. Estrada, concerning standing and
ponding water. There has been standing water adjacent to Lots 1, 2 & 3, Block B and at the
dead-end of Stonewick Lane. It appeazs there has been some attempt to correct the standing
water adjacent to Lots 1, 2 & 3 Block B, however, no attempt has been made to correct the
standing water at the end of Stonewick Lane.
I have visited the site, spoke with Mr. Estrada and reviewed the grading plans for the Prestwick
Subdivision. The fill placed during the construction of the Prestwick Subdivision at the end of
Stonewick Lane and along the north side of Lot 3, Block B has created a situation where the
natural drainage pattern has been interrupted. I am enclosing a mazked-up copy of the grading
plans for Prestwick. Notice that between Lots 11 and 12, Block B the natural ground elevation
was 452; at the south side of Lot 12, Block B the natural ground elevation was 451.8; along the
dead-end of Stonewick Lane the natural ground elevation was 451.0; and along the far east side
of the subdivision the natural ground elevation was 452. At that point, the elevations appeaz to
continue in a slight fall to the south to a low of approximately 450.5. At that point, the water
drains east across Mr. Estrada's property.
As previously noted, azound Lot 12, Block B and at the end of Stonewick Lane, the filling of the
property for the development has cut off the natural drainage pattern. In reviewing the contour
maps, the natural drainage pattern cut across the northeast corner of Lot 3, Block B and
continued to the natural low of 450.5 and at that point it proceeded in a easterly direction across
Mr. Estrada's property.
Because fill has been placed for Lot 3, Block B and at the end of Stonewick Lane the drainage no
longer has the opportunity to flow and therefore just sets.

Please provide adrainage-grading plan that remedies the problem created by the fill for the
development of Prestwick Subdivision. Once that grading plan has been provided and accepted,
you should work with the developer of the subdivision to bring about the correction of the
drainage problem created by the filling at the end of Stonewick Lane and the north side of Lot 3,
Block B.
Larry Davis has had numerous contacts with the developer and builders concerning this problem.
As of this date, no one has attempted to rectify the standing water created by the fill associated
with the development of this subdivision.
If you wish to discuss this issue with me please feel free to contact me. If not, I look forward to
receiving a revised grading plan that provides a remedy to the standing water created by the
Prestwick Subdivision.
