Walter Nelson & Associates 1812 Carla Avenue Arlington, TX 76014 RE: Assured Addition, Lot 1, Block 1 Construction Plan Review Comments Dear Mr. Nelson: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General - Number each individual plan sheet. Plat - 1. Label the 15' and 5' utility easements along Beltline Road. 2. If the fire vaults and water meters cannot be contained within the existing right-of--way or easements, additional utility easements will need to be granted. 3. Depending on the type of sanitary sewer system that is proposed, additional easements may be necessary. 4. Include the following note: "The City of Coppell will have no responsibility for maintenance of the floodway/floodplain areas as shown hereon; however, the City does have the authority to regulate activity in the floodway/floodplain as per the City's Floodplain Ordinance. The maintenance of these areas shall be the sole responsibility of the individual owner(s) adjacent to said areas. These areas are to remain free of improvements that may obstruct the flow of stormwater and protected from potential erosion by the owners. No fences will be allowed in the floodplain, along with any other structures as per the City's Floodplain Ordinance." Sheet 3 - 1. A street cut permit is required to construct the left-turn lane on Beltline Road. 2. Specify the type of proposed subgrade. Sheet 4 - 1. Indicate the type of paver band that is proposed for the driveway onto Beltline Road (brick or stamped concrete). 2. Label the 5-foot width of the proposed sidewalk along Beltline Road. 3. Work with the fire marshal to determine the number of FDC's required and their locations. This may alter the current fire hydrant layout. 3. Verify the accuracy of the fitting schedule. 4. Show the water service to Building A. 5. Show the profile of where the 4" sanitary sewer crosses the 8" waterline. Sheet 7 - 1. Septic systems are not allowed. Indicate the type of sewer system that is proposed. 2. The system will have to be submitted and approved prior to the approval of these plans. Based on your conversation with Ken Griffin on 2/18/03, you should not resubmit these plans until such time that an acceptable sewer system design has been approved. Sheet 8 - 1. A letter of approval from the Irving Flood Control District will need to be submitted. 2. The lot should be graded to minimize runoff to Beltline Road. Sheet 9 - I . It appears that runoff from a portion of Building B is not accounted for. Is this being directed to Beltline Road? 2. What is the `Q' out of the driveway onto Beltline Road? Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
