The sidewalk ADA ramps must align with the paver band. This may necessitate dditional sidewalk easements. Correct the spelling of Natches Trace Drive on both the site plans and the preliminary utility sheet. Show the median on Natches Trace Drive. ~! Indicate that the sidewalk width is 5-foot along Denton Tap and 4-foot along Natches Trace. S~lndicate the turning radii of the driveway onto Denton Tap Road. ~Cf The plans show two traffic signal poles in the northwest comer of the property. Verify that this is correct. The monument sign cannot be located within the visibility easement. Verify that the drive approach onto Denton Tap Road will comply with the City's construction specifications in terms of drainage and grades. Turner, E.I.T., Graduate Engineer (972)304-3681 COMMENT STATUS: /PRELIMINARY ~~ ~$ /l' Include the following note: "The City of Coppell will have no responsibility for maintenance of the floodway/floodplain areas as shown hereon; however, the City does have the authority to regulate activity in the floodway/floodplain as per the City's Floodplain Ordinance. The maintenance of the areas shall be the sole responsibility of the individual owner(s) adjacent to said areas. These areas are to remain free of improvements that may obstruct the flow of stonnwater and protected from potential erosion by the owners. No fences will be allowed in the floodplain, along with any other structures as per the City's Floodplain Ordinance." ,~A 45' x 45' visibility easement needs to be included at the intersection of Denton Tap Road and Natches Trace Drive. }~ Include all necessary sidewalk easements. It may also be necessary to have permission from the Denton County Levee District to direct runoff into the channel. 6. A Floodplain Development Permit from the City of Coppell maybe required. The water meters and fire hydrant should be contained within a utility easement.
