Jones & Carter, Inc. 3030 LBJ Freewaym Suite 910 Dallas, TX 75234 RE: Product Support Services Lot 2, Block 3 — Freeport North Construction Plan Review Comments Dear Mr. Stroh: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Notes — The approved site plan should be included in the civil plan set. Sheet 3 (Grading Plan) — 1. Revise arrows in driveway onto Royal Lane to reflect that left turns are not allowed. 2. Verify that the elevations of the driveway approach onto Royal Lane meets the City of Coppell's Specifications. 3. You may need to verify the accuracy of the benchmark used. The city maintains a list of current benchmarks, one of which is very close to this site. Contact Scott Latta at 972 -304- 3683 for more information. 4. How will northbound trucks access the truck courts on the south side of the development? From Gateview Blvd.? Sheet 4 (Paving Plan) — 1. If it is your intention to not install a lime subgrade beneath your paving, a written request for a waiver must be made to the City. The request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within the public right -of -way still requires a flex -base subgrade. 2. Include "and the City of Coppell's Standard Specifications and Subdivision Ordinance" in Paving Note #4. 3. Revise Paving Note #5 to indicate the Texas MUTCD. 4. Indicate the turning radii for both driveways. If trucks will access the site primarily from southbound Royal Lane, a large turning radius may be necessary. This may affect the location of the inlet and fire vault. 255 PARKWAY * P.O. BOX 478 * COPPELL T% 75019 * TEL 972/462 0022 * FAX 972/304 3673 Sheet 5 (Drainage Plan) — 1. Clarify the limits of Drainage Area C. 2. The drainage area data table is faded and difficult to read. 3. Verify that the load rating of the proposed grate inlet and concrete upper stage can withstand large truck traffic. 4. How deep is the water surface elevation of Drainage Area B exiting the site? Will it overtop the concrete flume and flow onto Royal Lane? 5. Extend the rip -rap and indicate that it is to be grouted. Sheet 6 (Utility Plan) — 1. Either increase the size of the fire line along the east side of the property to 8" and extend it to serve the fire hydrant OR increase the size of the easement to be a uniform shape. 2. Show the Fire Department Connection (FDC) and verify its location with the fire marshal. 3. Provide a detail of the water meters /fire vault connection along Gateview. 4. Indicate the size of the proposed sanitary sewer manhole along Gateview. Sheet 7 (Erosion Control Plan) Consider relocating the construction entrance so that both driveway approaches can be constructed at the same time. Sheet 8 (Construction Details) All details in the construction plans that are included in our Standard Details should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. Once the necessary corrections have been made, please return this marked -up set and two sets of revised plans to the City for review.
