Construction Plan Review Comments
Dear Mr. Nelson:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General -
1. Number each individual plan sheet.
2. Approval from the Irving Flood Control District is required for city plan approval.
Plat -
1. If the fire vaults and water meters cannot be contained within the existing right-of--way or
easements, additional utility easements will need to be granted.
2. Include a note indicating that the property owner will connect to a public sewer system once
one becomes available, at the owner's expense.
Sheet 4 -
The monument sign needs to be shown as on the approved site plan.
Sheet 6 -
1. Irrigating from the 1" domestic meter is acceptable, however a double detector check is
required.
2. The Fire Marshal has denied the current FDC and fire hydrant configuation. Contact Travis
Crump at 972-304-3503 for further direction.
Sheet 8 -
The lot should be graded to minimize runoff to Beltline Road.
Sheet 9 -
The maximum allowable runoff from Building B to Beltline Road is 1.5 cfs.
