Construction Plan Review Comments
Dear Mr. Stroh:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Sheet 3 (Site Plan) -
Consider increasing the turning radii of the driveway onto Gateview. It would be difficult for an
eastbound truck to turn into the site without jumping the curb.
Per telephone conversation with Brian Jaffe on 3124103, Gateview is the intended primary truck
access to the development.
Sheet 5 (Paving Plan) —
1. If it is your intention to not install a lime subgrade beneath your paving, a written request for
a waiver must be made to the City. Any paving within the public right -of -way still requires a
flex -base subgrade.
2. Include "and the City of Coppell's Subdivision Ordinance" in Paving Note #4.
Sheet 5 (Drainage Plan) —
1. Verify that the load rating of the proposed grate inlet and concrete upper stage can withstand
large truck traffic.
2. Area drains are shown in Drainage Area C. What size are they and what are they tied into?
Per telephone conversation with Brian Jaffe on 3124103, he has verbally stated that the water
surface elevation will not come over the curb during a 100 -yr. Storm for Drainage Area B.
Sheet 7 (Utility Plan) —
1. Show the Fire Department Connection (FDQ and verify its location with the fire marshal.
2. Add the note for the size of the 5 -foot proposed sanitary sewer manhole along Gateview.
