Construction Plan Review Comments
Dear Ms. Turner:
Jones & Carter has reviewed the city's comments on the above referenced plans and has made the
following adjustments:
Sheet 3 (Site Plan) -
The largest possible radius has been provided in the driveway onto Gateview. In order to compensate for
the radius the driveway provided is 40' wide, the city only requires a 24' driveway we believe the extra
width will allow eastbound trucks to enter the site without jumping the curb.
Sheet 5 (Paving Plan) —
1. A written request is enclosed asking the city to grant a variance to the Subdivision Ordinance
on pavement design criteria.
2. Paving note 94 has been revised to include "the City of Coppell's Subdivision Ordinance.
Sheet 6 (Drainage Plan) —
1. Specifications for the type of concrete, reinforcement and grate and frame have been added for the
proposed grate inlet.
2. The area drains have been called out more clearly and are to tie in to an existing 5' inlet along
Gateview
Sheet 7 (Utility Plan) —
1. The FDC has been shown in accordance with instructions given by Travis Crump and Teresa Turner.
2. The callout for the proposed sanitary sewer manhole along Gateview has been updated to include its
diameter.
