A copy of the approved site plan should be included in the plan set. 2. Number al] plan sheets. 3. Provide a letter from the property owner of Lot 2 indicating that permission is granted to construct the mutual access across the property line, extend the storm sewer across the lot, and to do some minor grading. Plat - 1. The extended section of the proposed 8" waterline should be within a 10' utility easement across the front of Lot 2. 2. Provide drainage easements as necessary for the storm sewer system. 3. The 6" sanitary sewer needs to be within an easement. Grading Plan - 1. Show a detail of the proposed concrete flume in the southwest corner of the property. 2. How will the runoff from the south be collected in the concrete flume? Will offsite grading be necessary? 3. There is a detail for a milsap stone retaining wall included on this sheet. Where is the wall proposed? Drainage Area Map - 1. The front of the property appears to drain to Denton Tap Road. Line "A" is incorrectly labeled as Line "B". 2. Locate the 18" RCP on Lot 1 rather than on the property line. The section of the storm sewer system than is on Lot 2 needs to be within a drainage easement. 3. Update General Notes. Utility Plan - 1. Are you proposing to stub-out the irrigation line under paving? 2. The sanitary sewer line along Denton Tap Road is labeled as an 8" line. Is this correct? 3. Show a profile of the private sanitary sewer line and all waterline crossings. 4. Show the location of the Fire Department Connection (FDC) to the building. S. Consider metering the water services for the future Lot 2 separately rather than extending the services for Lot 1. 6. Verify where you are proposing to connect the 6" sanitary sewer service and provide an easement for the portion on Lot 2. Paving Plan - 1. All details in the construction plans that are included in our Standard Details should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. 2. Are you proposing to use stamped concrete for the paver band in the driveway onto Denton Tap Road? 3. Update the General Notes as necessary to meet the City of Coppell's specifications and construction details. 4. Remove all solid concrete paving stone notes and details. SWPPP - Extend the silt fencing along the east property line. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
