Construction Plan Review Comments
Dear Mr. Landes:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Notes -
1. An erosion control plan should be submitted.
2. No structures, including the batting cage shown on Lot 2, are allowed within the 30' building setback
line.
3. The fire marshal must approve the use of gated entrances. Contact Travis Crump at 972-304-3503 for
verification.
4. No fill, fences, structures, or other encroachments will be allowed in the floodplain until the necessary
submittals have been approved by FEMA.

I, Show the proposed water and irrigation meter connections.
2, Is a culvert under the driveway needed? If so, indicate the type and size.
Sheet -
1. To minimize the impact on traffic when making the connection to the existing sanitary sewer, use a pre-
cast manhole and dry bore under Bethel Road.
2. A traffic control plan must be submitted and approved prior to any lane closures, etc.
3. Show the location of the sewer connections to each lot.
Once the necessary corrections have been made, please return this marked-up set and two sets of revised
plans to the City for review, If you have any questions or need any additional information, please contact
