Adjacent to the Villages of Cottonwood Creek Subdivision

The City of Coppell Thoroughfare Plan shows that at some time in the future Sandy Lake Road
(Thweat Road) will be widened to a four-lane divided boulevard in six lanes of right-of-way.
The right-of-way for the future expansion was acquired during the platting of the property for the
subdivision of the Villages of Cottonwood Creek
There have been inquiries from potential purchasers of the property at the comer of Winding
Hollow with future Sandy Lake Road (Thweat Road) concerning the future expansion. Currently,
the existing asphalt road is approximately 45 feet away from the property line. The side building
set back line on the property is 15 feet. When the street is widened, the actual paving will use
at least 35 feet of the 45 feet of right-of-way. The outside 10 feet is typically reserved for
features such as sidewalks and the installation of utilities.
If the existing structure on the propert), is built at the 15 foot side building line, then at some
point in the future the back of curb of the street could conceivably be within 25 feet of the
slructure There is an allusion at this time that the property has a large side yard and a buffer
from the existing street, However, future purchasers should keep in mind that in the future the
street could be as close as 25 feet to the structure.
The City has established no time tables on the future expansion of Sandy Lake Road (Thweat
Road). No bonds have been voted on by the voters and obviously no monies have been
appropriated for the construction.
Attached to this, please find a copy of our Thoroughfare Plan and a photocopy of the intersection
of Winding Hollow with Sandy Lake Road. It shows the existing street in relationship to the
property line of the property in question.
