Callahan-CS030422i~ _ ~ 22 April 2003 Ms. Teresa Turner Enginerin The City of Coppel~l Planning Department 255 Parkway Blvd Coppell Texas 75019 re: Cahan Addition Dear Ms. Turner: This letter shall serve as explanation for what, on the surface, appears to be a conflict in the plans as approved by the Developm~n' Review Committee and the required water line sizes as needed on the site today. It stems from the fact that the sizes as shown on plans submitted by Walter Nelson were a reflection of his effort at a "best guess" based on his experience. He allowed for 1 1/2" pipeline for building service and a 1" line for landscaping. The problem arises in that none of these portions of the work had actually been designed yet. In the process of architectural design, building plans and elevations are generally developed to a point that assures no major changes to consultants before passing them off for that portion of the work. In that architectural design was being approved at the same time as site development, Walter did not have at his disposal accurate loads and information to include in his set. As it turns out, once the consultants were finished their specifications differed slightly from the original. The Mechanical Engineer has sized a 2" service line to the building and the Landscape Engineer required a 1 1/2" line. Therefore, the meter size required for the site is larger than originally specified on the civil drawings.
