ST9302-CS 920819,_/ (,-,~j' f,L.~ '~ he C~ty With A Beautiful/Future Coppell, Texas 75019 214-462-C, 022 " ' August 19, 1992 To Whom It May Concern: On August 19, 1992, I spoke with Beth Gouin concerning the right-of-way associated with Sandy Lake Road adjacent to Woodridge Section I. In particular, she was concerned with Lot 27 Block B of the subdivision. The question posed by Mrs. Gouin was whether or not the City would ever have the need to acquire any additional right-of-way in this area. I told Mrs. Gouin that our Thoroughfare Plar~ shows Sandy Lake to be reconstructed as a four-lane divided boulevard in six lanes of right-of-way. Six lanes of right-of-way equates to a 55 foot right-of-way dedication from the centerline in both directions(110 foot total right-of-way dedication). When the Woodridge Section I plat was filed, there was an additional 20 feet of fight-of-way dedicated off of the plat to bring the total right-of-way from the centerline of Sandy Lake to 50 feet. This is 5 feet short of what our right-of-way requirements are. Because we have only 50 feet of right-of-way from the centerline, instead of 55 feet, the possibility always exists that at some point in the future the City may have the need to acquire an additional 5 feet. It's also possible that the City may be able to design the road in such a way as to utilize the existing right-of-way without the need to acquire the additional 5 feet. That determination can only be made once Sandy Lake has been designed. It is anticipated that the design of Sandy Lake will be completed sometime in 1993.
