ITEM: S-1103R, Speedee Oil Change, zoning change from "C" (Commercial) to
~C-S. U.P." (Commercial, Special Use Permit), to allow the development
of an automobile ser~ce fad_n_~, located on the west side of MacArthur
BlvvL, approximately 888 feet from Be!t~e Road, at the request of
Hennessey Enginnering, Inc.

COMMENT STATUS: ~PRELIMINARY
1. Deceleration lane should be provided for what was the Riverchase Drive right-of-way. It
should include a 100' storage and a 100' taper. This will affect the front of the Speedee
Lube site.
2. Access easement should also be provided at the rear of this site.
3. Will the proprosed access easement across the front of this site be constructed with the site
to provide access to this site? If so, by whom?
4. If the 8" water line is being provided to serve the property west of this site then it should
be extended to the western property line of this site during the development. Also, if it
is to be a public water line, then it should be in a 20 foot utility easement.
5. The meters should be located in City right-of-way or easement.
6. May want to consider separate water meters for domestic and irrigation.
