Construction Plan Review Comments
Dear Mr. Schneeberg:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Notes -
Copies of the approved plat and site plan should be included in the plan set.
Drainage Area Map/Erosion Control -
1. For clarification purposes, provide separate sheets for the drainage area and erosion control
information.
2. Provide a construction site notice in accordance with TCEQ General Permit Number TXR
150000.
Grading/Drainage Plan -
1. The reference to the storm sewer profiles should read Sheet C8 instead of Sheet C7.
2. The plans indicate that there will be 1 foot of cut for the intake to STM-3. Indicate the
extent of the cut. Will this interfere with the root system of the existing trees?
3. Indicate spot elevations along the south property line. Will any grading take place here?
Paving Plan -
1. All details in the construction plans that are included in our Standard Details should be
removed from the plans. The only details to be included in these plans are details that are
revised and specific to this project. The contractor is required to have a copy of the City of
Coppell Standard Details on the job site at all times during construction.
2. The paver band in the driveway onto Denton Tap Road must be stamped concrete.
3. General Note #1 should indicate the most recent version of the TMUTCD.
4. All sidewalks must be within the right-of--way or within a dedicated sidewalk easement.
Dedicate sidewalk easements where necessary.
5. All barrier free pedestrian ramps must be constructed in accordance with the City of
Coppell's Subdivision Ordinance and Construction Details.

Utility Plan -
1. The FDC is not to be connected to the fire line. Contact the Fire Marshall, Travis Crump, at
972-304-3503 to confirm the FDC location.
2. Abandon any existing utility and sanitary sewer easements that are not needed for this
project.
Utility Profiles -
1. Contact the Dallas Water Utilities Division for permission to cross their easement for the
existing 30" waterline.
2. The slope over Line STM-3 is too steep. Revise for a maximum 4:1 slope. Show the ground
elevations in the profile.
Once the necessary corrections have been made, please return this marked-up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
