ITEM. S -1204 Securlock Self Storage, zoning change request from LI and C (Light
Industrial and Commercial) to LI/C -S -1204 (Light Industrial/Commercial,
Special Use Permit - 1204), to allow the construction of a 49,380 square —foot
mini- warehouse use, with a 1,900 square -foot caretakers quarter, and 5,520
square feet of office /warehouse, on 3.751 acres of property located at the
northeast corner of S.H. 121 and Northpoint Drive, at the request of Andrew
Smith, Houghton Capital Corporation.

AT-MR P&Z-
1. All work along S.H. 121 Frontage Road will have to be approved and permitted by TxDOT
(driveways, culverts, drainage, etc.)
2. More clearly define and label rights -of -way and property line limits o the site plan and civil
drawings.
3. The domestic water and irrigation cannot be taken off of the fireline. The existing 8"
waterline along the east side of this parcel is a public waterline. All water meters must be
contained within the right -of -way or in easements.
4. A double detector check and vault is required where the fireline connects to the public
waterline. These must be contained within easements.
5. Eliminate the 18" headwall and install a curb or grate inlet at the driveway to Northpoint
Drive.
6. Eliminate the 30" headwall and tie into the 36" culvert at the driveway to S.H. 121

AFTER P&Z
1. Label the drainage easement in the comer of the property at the intersection of Northpoint
Drive and S.H. 121 (Dimension, Vol., Page, etc.)
2. Show all required utility easements for water meters and vaults.
3. Include a comment on the plat that states: "Sidewalks will be constructed by the property
owner when deemed necessary by the City Engineer."
4. Verify with TxDOT that no additional easements or rights -of -way are needed along the S.H.
121 Frontage Road.
