Dear Mr. Brittain:
The City of Coppell has recently completed construction of the improvements for Sandy Lake Road
and has begun on the next phase of landscape and irrigation improvements. The contractor hired to
install the irrigation line has installed a portion of the line outside the limits of the permanent right-
of-way in one location near Dobecka Drive. The City is left with two options: to re-lay the
irrigation line or to acquire an additional easement from the adjacent property owners. There
would be a significant cost associated with boring under existing streets and driveways to re-lay the
line. Therefore, the City of Coppell is exploring the option of acquiring an additional easement.
Attached to this letter I've provided two copies of right-0f--way documents previously provided by
your firm to the City of Coppell. One easement is on each side of Dobecka Drive. On the west
side of Dobecka Drive, a 5-foot easement pazallel to the permanent right-of--way is needed along
with a 10'x20' wide easement adjacent to Dobecka Drive. On the ease side of Dobecka Drive, a
10-foot easement pazallel to the permanent right-of--way is needed, along with a• 10'x20' easement
adjacent to Dobecka Drive.
The City of Coppell is requesting legal descriptions and exhibits to show the proposed easements. It
is important to note that the proposed easements will be acquired only as irrigation easements. The
wording "Irrigation Easement Only" is a stipulation of the adjacent property owners. This is to
prevent utility companies from utilizing the easements.
Once you have received this information, please respond back to the City with an estimate of cost
to prepaze the legal instruments so that authorization can be provided to proceed. If you should
