Third Replat of Valley Ranch Plaza, Pads A - E located at the southwest corner of
MacArthur Boulevard and Beltline Road, at the request of Winkelman & Associates, Inc.
(This includes all the comments for the Jack -In -The -Box, Schlotzsky's and Arby's)
a. Some type of shared access easement or letter of acknowledgement from Mr. Billingsley,
the owner of the property to the west, should be provided prior to the construction of the
western most drive approach to Beltline Road.
b. Escrow will be required for Beltline Road.
C. Sixty-five foot (65') of right of way from the centerline of Beltline Road should be
provided for at least three hundred foot (300') west of MacArthur Boulevard.
d. As discussed in DRC, you should consider providing an additional ten foot (10') of right
of way dedication off of Pad A so that a transition can be made from the north side of
Beltline to the south side of Beltline. This will affect your setbacks and building
locations on Pad A and possibly on Pad B.
e. I am concerned about access to Pad G. If the intent is to eliminate the access to Pad G,
then a letter of acknowledgement should be provided from the owners of Pad G that they
no longer need or require access to the site through this property.
f. There appears to be inadequate stacking distance for the Jack -In -The -Box restaurant on
Pad A. With any amount of vehicles at all, the stacking will be into the fire lane and
possibly into the access from Beltline into this site.
g. I am very concerned about the discharge of vehicles from the drive -thru at the Arby's
location. It appears as though this will create a four way intersection onsite that could
cause some problems with vehicles entering and exiting this site from MacArthur.
h. I am generally concerned about the circulation onsite. It is still being evaluated.
White Glove Express. Final Plat located along the east side of Denton Tap Road,
approximately 930 feet north of Vanbebber Road, at the request of Mr. Lenny Poulsen.
a. The actual limits of the twenty foot (20') drainage easement should be shown, not just
the center line.

Plan Review Comments
1. No water or sanitary sewer easement required within the
property because all lines are private.
2. Need 6 fire line meter.
3. Staff recommends separate irrigation meters to allow cost
savings on summer water consumption. Need to know how many
and what size meters will be required in order to access
impact fees.
4. Irrigation plan also required for final construction plans.
Irrigation controller requires freeze protector, rain sensor
and surge protection device.
5. Landscape and irrigation plans will conform to the Streetscape
Plan.
