HISTORY: A Wendy's restaurant was zoned and replatted just south of this parcel
approximately one year ago. There have been variious replatting efforts
on this tract.
TRANSPORTATION: MacArthur Blvd. is a six -lane divided thoroughfare which has been
built to standard, contained within a 110 foot right -of -way.
Beltline Road is proposed to be a six lane thoroughfare similar to
MacArthur, but is currently not improved, although a 125 foot
right -of -way has been procured at the northern boundary of this
replat.

COMPREHENSIVE PLAN: The Plan indicates a mixed use area with no apartments.
ANALYSIS: This replat is the culmination of potential development activity on these
sites which will result in two new restaurants being located here - -a
Schlotsky's on Pad "C ", an Arby's on Pad "E "- -and two additional
development sites. This proposal is a reduction in the pad sites originally
platted here, and eliminates staff's initial criticism of too many sites, too
small to properly develop and provide necessary parking, landscaping,
signage, etc.
Although this replat is an improvement over the original subdivision, there
are concerns which need to be addressed prior to staff approval. One, an
extension of the 25 foot fire lane and access easement shown on Pad "E"
needs to be extended north across Pad "D ". Two, an extension of the 25
foot easement shown on Pad "C" needs to be extended across Pad "B ".
additionally, escrow for Beltline Road is required, a shared access
easement letter needs to be procured from the property owner on the west,
access to Pad "G" needs to be resolved, and the site plan for Pad "E"
needs to minimize the potential hazardous intersection at MacArthur.
Engineering's comments are include which elaborate on the comments just
mentioned.
Provided we are assured that all these concerns have been properly
addressed, this replat can be approved; if our concerns are not addressed,
denial is in order. We will be prepared to finalize our position at the
meeting.
