The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Show visibility triangle easements at all ingress /egress points.
2. On the paving plan, show a detail of the deceleration lanes with striping, signage and grades.
3. Redirect proposed sidewalk to the back of the inlet. The sidewalk is to be constructed V off of the
property line.
4. Construct a standard face inlet in the deceleration lane on MacArthur instead of a recessed inlet.
5. Construct barrier free ramps at the locations shown on the plans as per ADA requirements.
6. Construct a reverse curve for the transition into the northern most driveway on MacArthur.
7. On the grading plan, provide the percent grade at each driveway.
8. On the drainage area trap, provide line numbers for the storm sewer pipes, use an intensity value
for 100 -year storms of 8.88 as per Dallas Drainage Design Manual.
9. On the water and sewer plan, provide an easement for the vaults and water meters. Relocate meters
out of the sidewalk.
10. All 4" sewer services need cleanouts every 100 feet and a cleanout at the city easement,line.
Provide room on each lateral for each store for a grease trap to be installed.
11. For future development, the water service may be run in rear with additional services for customers
in the future.
12. Pipe the building for future water taps.
13. Provide water valves at the locations shown on the plans.
14. On the storm sewer profile, show the hydraulic calculations for each storm sewer profile.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
