The Special Use Permit requested is for an area that represents 12.5% of the building in which it is located and 1.4% of the site. TRANSPORTATION: MacArthur Boulevard is a P61) divided major thoroughfare built to standard in a 110' -wide right -of -way. Beltline Road is shown on the thoroughfare plan as a P61) and is scheduled for construction by Dallas County, but currently is a 2 -lane asphalt roadway contained within a 120' -wide right -of -way. SURROUNDING LAND USE & ZONING: North- Vacant; C South - Wendy's restaurant; LI East - Valley Ranch Centre; LI West - Vacant; C Item # 5 The applicant will occupy the old Einstein Bagel space at the Valley Ranch Plaza. The requested hours of operation are as follows: Sunday through Thursday 11:00 a.m. to 10:00 p.m. , Friday and Saturday 11:00 a.m. to 11:00 p.m. The floor plan and sign elevations conform to city code.
