HISTORY: The City Council approved the zoning change on August 13, 1996,
from LI to PD-C on this 3.895 -acre site to permit retail and
restaurant uses. The Special Use Permit requested is for an area
that represents 12.5% of the building in which it is located and
1.4% of the site.
TRANSPORTATION: MacArthur Boulevard is a P61) divided major thoroughfare built to
standard in a 110' -wide right -of -way. Beltline Road is shown on
the thoroughfare plan as a P61) and is scheduled for construction
by Dallas County, but currently is a 2 -lane asphalt roadway
contained within a 120' -wide right -of -way.

Valley Ranch Plaza. The requested hours of operation are as
follows: Sunday through Thursday 11:00 a.m. to 10:00 p.m. ,
Friday and Saturday 11:00 a.m. to 11:00 p.m.
The floor plan and sign elevations conform to city code.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the special use permit subject to the hours of
operation to be as follows: Sunday through Thursday 11:00 a.m. to 10:00 p.m.
Friday and Saturday 11:00 a.m. to 11:00 p.m.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
regional retail uses.
DISCUSSION: The purpose of the Special Use Permit is to allow a private club to
operate in conjunction with a restaurant authorized by the Planned
Development District. The applicant is proposing to serve beer
and wine on the premise.
