This easement will be provided once these lots fronting Parkway Boulevard have been platted. It is my understanding that TU Electric will not place street lights in Parkway Boulevard until a plat has been filed. Box X78 Coppell, Texas 75019 Re: Meadows Section Six - Phase One Coppell, Texas 86062-0 Dear Shohre: ~ ~ ~ < J i i r ' f/i l ---- ~ Per our telephone conversation this past Tuesday, please find below an itemized listing of the offsite easements needed for the referenced development. These easements were executed by the owner, IQr. Gler. Hinckley, for the purposes shown in the following list. 1) Five foot- Utility Easement along most NortYYerly alley. This easement was required by City Staff. Since the owner of Meadows Section Six - Phase One owns the land just to the North alley Right-of-Way, an easement was required just as they are shown on all internal alleys (i.e. all alleys within the subdivision were required to have five foot utility easements on either side of all the Right-of-Way). 2) Drainage Easement located near Meadow Run and the most Northerlv alley of this development. This easement should have been obtained when the original storm sewer system was constructed. We obtained this easement from Mr. Hinckley because the existing storm sewer system in which our development feeds into crosses private property. I would suggest you review the Engineering Plans for the location of this storm sewer system. 3) Ten foot Utility Easement located 223.35 feet West of Meadow Run atd Parkway Boulevard. This easement was obtained from Mr. Hinckley for the purposes of constructing a Sanitary Sewer line and a Storm Sewer line which serves the referenced development. It has been located such that the center of the easement will fall on the property line of Lots 10 and it of Block J of the Meadows Section Sir. - Phase Two Addition (future development). Na,`, This easement was requested by TU Electric for the purposes of installing a street light in Parkway Boulevard. Please find ~~' attached a copy of TU Electric's electrical plan indicating their request for this easement. If you have any questions, please call Tim Brancheau with TU Electric at (214) 323-8910. 5) Ten foot by ten foot Utility Easement located near the Northeast corner of Lot 22, Block J, of this development. This easement was also requested by TU Electric. Please see their electrical service plan for clarification. If you have any other questions regarding these easements, please feel free to call.
