Please see the following documentation addressing the City of Coppell Construction Plan
Review Comments for Riverview Office Development dated April 23, 2003:
GENERAL NOTES:
1.) A copy of the approved site plan has been added to the set as sheet~i~}wswds~r 1.
2.) All notes have been updated to follow City of Coppell standards.
PLAT:
1.) A ten (10) foot drainage easement has been added to cover the storm drainage line
extending west and south in our property.
GRADING PLAN:
1.) The grades on the entrance drive to Sandy Lake Road are placed to accommodate the
future conditions of Sandy Lake Road. Although it doesn't appear that the drainage will be
directed 100% to the inlets now, when Sandy Lake Road is developed in the future, this
entrance drive will change and the inlets will be sitting in a low rather than on a slope
towards Sandy Lake Road. The current design is shown because the future Sandy Lake Road
design places the road about four (4) feet higher than its present condition. If not this
forward thought, the future entrance drive on to our property would be at an incredibly
difficult slope.
DRAINAGE AREA MAP:
1.) In typical design, I try to keep to a minimum of 1.00% slope in grassed areas. This insures
adequate drainage in these areas. I also took this particular slope so I could match the
alley grade behind the property while still creating a Swale on our site.
UTILITY PLAN:
1.) A 6" sanitary sewer line is now shown instead o f the 8".
2.) The sanitary sewer line has been moved to avoid the easement.

4.) The utilities on the drive to Riverview Drive will be relocated. This is now shown on the
Existing Conditions/Demolition Plan.
5.) The drive onto Riverview Drive has been slightly adjusted to the north to avoid the utility
pole conflict.
PAVING PLAN:
l.) Appropriate details have been removed.
2.) Stamped concrete will be used for the paver band.
3.) The scale has been updated.
4.) The grading has been slightly updated on the drive to allow ADA specifications.
5.) The road narrowing of Riverview Drive will be denoted by the use of standard yellow
traffic buttons placed at five (5) foot intervals.
SWPPP:
1.) I am providing the developer with a Site Notice to be posted in compliance with Part
II.D.2. of the TCEQ General Permit Number TXR150000.
ADDITIONAL:
1.) All comments on mark-ups have been addressed.
