There is an existing 20' utility easement along your north property line that cannot be encroached into which would only leave 30' of space north of your existing paving. I'm not sure if the necessary turning radii could be obtained. In addition, the grading plan from the replat of this property shows that there are drainage structures and surface drainage in the 30' open area. Any proposed changes to the drainage would need to be evaluated by an engineer. Marcie also indicated that it appears that some loss in parking would occur and that you would need to show that adequate parking could be maintained. Additional landscape islands may also be required. I would recommend that you obtain some preliminary cost estimates to determine the feasibility of this proposal. It does not appear that this would result in a significant improvement to the circulation of this property. If you prefer, we can set up a meeting to discuss these issues. I met you about a month ago. I am going to fax a site plan to you to show you what we have in mind for our property. The fax will show what t am about to explain. The NW corner of our warehouse building is vacant and we are working with a tenant that is interested in the space but does not like the fact that they have to drive through another tenants truck court to access their potential space. They saw the extra land on the north side of our truck court and asked about the possibility of extending the road that runs along the east side of our building, into the vacant land that runs parallel to the existing truck court/roadway. We realize that we have easement issues, pole lighting issues and landscape issues, but think we may have enough room to accomodate this request.
