Construction Plan Review Comments
Dear Mr. Porter:
The City of Coppell has reviewed the revised plans for the referenced addition and with the
following conditions, the plans will be approved.
General -
It appears that the scale is improperly labeled on several sheets. Please verify.
Site Plan -
It is recommended that you contact the Fire Marshal, Travis Crump, at 972-304-3503 to verify
the proper FDC location. It does not appear that the location right outside of the fire riser room
will meet the requirements.
Plat -
1. Label and dimension the sanitary sewer easement.
2. Al] sidewalks need to be in the right-of--way or within a dedicated sidewalk easement.
Revise and/or dedicate easements as necessary.
Utility Plan -
1. Revise the fire line as we recently discussed via telephone.
2. The domestic and irrigation services should be connected on the public side of the fire vault.
Sanitary Sewer Plan -
Verify which of the existing manholes shown in the proposed driveway is connected to the active
15" sanitary sewer line. If one of the manholes is connected to the abandoned 8" sanitary sewer
it should be properly abandoned in place.
Paving Plan -
Install a curb at the east end of the north (shared) drive or provide documentation from the
Riverside Church of Christ indicating that they intend on connecting to the drive in the near
future.

Please submit revised copies for the City Engineer's stamp. The City of Coppell requires three
sets for its use; your office should submit as many additional sets as necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans approved by
the City of Coppell.
All fees must be paid prior to release of this project for construction. These fees consist of
impact and construction inspection fees to be paid to this office as requested in the revised Fee
Assessment Letter dated April 30, 2003. The City assesses a 2% inspection fee for all private
construction and 4% for public installations. If you have any questions or need any additional
