Please see the following documentation addressing the City of Coppell Construction Plan
Review Comments for The Mercantile Addition dated May 21, 2003:
GENERAL:
1.) The scale on all sheets has been adjusted to be accurate.
SITE PLAN:
1.) The Fire Department Connection has been located on the utility plan per the request of
the architect.
PLAT:
1.) The sanitary sewer easement is labeled "10' Wide Utility Easement" on the plat.
2.) The existing sanitary sewer easement on our site that fronts Denton Tap Road is now
being dedicated as a sidewalk easement also per this plat.
UTILITY PLAN:
1.) The fire line has been revised.
2.) The service lines have been adjusted to connect on the public side of the fire vault.
SANITARY SEWER PLAN:
1.) Since the lids of both manholes in the street could not be lifted, Dowdey, Anderson and
Associates has assumed the live line to be the manhole whose lid we could get a
flowline on. (It has not been overlain with concrete and, probably, is not as old. Also, it

has been shown to be in this location per existing plans.) I have, however added notes
to both the Demolition Plan and Sanitary Sewer plan stating that the sanitary sewer
should be tied to the "live" line if it happens to be the other manhole.
PAVING PLAN:
1.) A curb has been installed at the required location.
