Brockette-Davis-Drake, Inc. 4144 North Central Expressway, Suite 1100 Dallas, TX 75204 e~ Construction Plan Review Comments Dear Mr. O'Donnell: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Cover Sheet - Include the legal plat title on the cover sheet. Plat - 1. On the north side of the mutual access onto Denton Tap Road, show the sidewalk easement that is included throughout the plan set. 2. Provide a copy of the legal description for the 20' sanitary sewer easement as was a condition of the Planning and Zoning Commission's approval on 4/17/2003. Site Plan - 1. Provide the revised site plan including the pavement markings and signage for the one-way driveway on the south side of the building (as received by the Planning Department on 6/2/2003). 2. The 5' brick paver sections in the driveways as shown should actually be 8' stamped concrete, as per the city's subdivision ordinance and construction details. Paving & Horizontal Control Plan - 1. If it is your intention to not install a lime subgrade beneath your paving, a written request for waiver must be made to the City. That request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within public right-of--way still requires aflex-base subgrade. 2. Revise Note #5 to reflect the city's construction standards and subdivision ordinance. 3. Any lane closures required for the construction of the driveways can only occur between 9:00 a.m. - 4:00 p.m., or as specified by the engineering department. If construction extends into the 2003-2004 school year, additional time restrictions maybe required. 255 PARKWAY * P. Provide top-of--curb and spot elevations along the north side of the property. 3. Plans show a 0.80% Swale draining toward Denton Tap Road. Explain. Erosion Control Plan - Provide a construction site notice in accordance with TCEQ General Permit Number TXR 150000. Details - Remove all details that are not specific to this project. The contractor is required to have on-site, at all times, a copy of the City of Coppell's Construction Details. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
