Construction Plan Review Comments
Dear Mr. Porter:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Notes -
A revised site plan was received on June 6, 2003 reflecting a change in the driveway location
onto Riverview Drive. A full plan set should be submitted showing these changes once the
planning department has approved them. Please contact the Assistant Director of Planning,
Marcie Diamond at 972-304-3676 for a status update.
Plat -
Theminimum drainage easement width per the city's subdivision ordinance is 20'. Provide the
minimum width of 20' in the locations where there is not a conflict with the sanitary sewer
service.
Grading Plan -
It appears that that the runoff will go into Sandy Lake Road rather than into the inlet. The grades
may need to be modified to prevent this. This comment is under review.
Drainage Area Map -
A section along the south side of the property may not be adequately sloped to allow for
drainage. Revisions may be necessary to prevent ponding in the residential area. This comment
is under review.
Storm Sewer Plan/Profile -
1. Provide a profile of line `T1'.
2. SDR-35 and CMP are not approved materials for storm drainage within the right-of--way. If
RCP is not used, a letter from the owner is required indicating maintenance responsibility of
the drainage piped until the improvements to Sandy Lake Road are complete.
