Overlay-Commercial) to PD-197-HO-TH-1/C (Planned Development-197-
Historic Overlay-Townhouse-1/Commercial) to allow the development of 21
residences, a recreation azea and commercial uses on 3.81 acres of property
located along the east side of Coppell Road, north of Bethel Road, at the
request of Kurt Jones.

1. See Scott Latta in the Engineering Dept. office for utility information and availability.
2. The monument sign at the entrance is not allowed within the right-of--way unless the median is
dedicated as an HOA easement.
3. Relocate the right-of--way limits to remove the on-street parking spaces from public property
in its entirety. A variance to the 50' right-of--way requirement will need to be noted on the
plat.
4. A 10-foot sidewalk easement around the on-street parking will be required at time of platting.
This easement shall begin 1' behind the back of the sidewalk and extend 10'.
5. Minimum pavement width for residential streets is 28' back-to-back.
