He is pretty sure that the minimum is 1 %. If you would like, I can contact our building inspections department on Monday to have them verify with the building code. Let me know. Storm Drainage System Flumes emptying into proposed pond are acceptable as long as they have adequate erosion protection (rip rap around ouffall) * Drainage easements will be required if property is split up into two blocks on final plat. Drainage easements will be a minimum of 20' wide. Onsite drainage can flow over into adjoining property's detention system ;however, it must be proven the modifiedlenlarged pond is sized to convey the additional runoff. 2. Sanitary Sewer Ssystem eresa Turner - Re: Tradepoint - ity o oppell ~ ~~~~` Page 2 City concurred with the general layout. Easements will be necessary if sewer laterals serve both buildings. If not, then sewer laterals will be considered private and maintained by the owner of the building. The City will confirm minimum grade for services under the building. 3. Water System New fire hydrants are not necessary for north and south side of buildings if existing FH's are within 150' of the bldg along Creekview and Bethel Road. Fire vaults will be necessary at each tap to a main. Therefore, under current configuration, 4 vaults would be necessary. The City suggested it may be more economical to have only 2 taps (one to the 12" Creekview WL and one to the 16" Bethel WL) with a 8" or 10" loop. Water and irrigation services shall be tapped off of the proposed 10" fire line rather than direct taps to the existing mains. Both shall have meters. * Easements for water meters and fire vaults are required. Fire Vault easement typically 10'x20'. 4. Miscellaneous Concept grading required for preliminary submittal. Water and sewer utilities are to be shown on same sheet. Storm drain shall be separate. Profiles are not required for DRC June 16 preliminary submittal. The City will coordinate with the Bethel Road design engineer to have digital files of the proposed improvements forwarded to Halff.
