Construction Plan Review Comments

COPPELL
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Comments
1. Remove all landscaping and irrigation sheets from the civil plan set.
2. Will any lane closures on Denton Tap Road be necessary?
Sheet C -3 (General Notes)
If it is your intention to not install a lime subgrade beneath your paving, a written request for
waiver must be made to the City. That request is generally approved for private paving as long
as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch.
Any paving within public right -of -way still requires a flex -base subgrade.
Sheet C -4 (Site Plane)
The Site Plan is showing a retaining wall along the Denton Tap Road frontage of the property. Is
this existing? If not, indicate height and materials.
Sheet C -7 (Paving Plan)
1. Revise Note #1 to reflect that all paving must meet the City of Coppell's Standard
Construction Details and Subdivision Ordinance.
2. The paver bands in the driveway must be stamped concrete per the City's Subdivision
Ordinance.
Sheet C -8 (Drainage Area Map)
1. All of Drainage Area 4 is shown to drain to Denton Tap Road. What is the `Q' at each
driveway? How does this differ from existing conditions?
2. The expansion of the parking area in the back of the property is included within Drainage
Area 9. How much does the additional paving increase the `Q' draining to the property to the
east? Is the property owner aware of this increase in runoff?

Sheet C -9 (Utility Plan)
Show a profile of the proposed 6" sanitary sewer line.
Sheet C -10 (SWPPP)
1. Provide a construction site notice in accordance with TCEQ General Permit Number TXR
150000.
Once the necessary corrections have been made, please return this marked -up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
