Construction Plan Review Comments

Dear Ms. Turner:
We are returning the marked-up set and two sets of the revised plans to the City for review. We have
made the following revisions and/or corrections in accordance with your comments letter dated June 5
2003:
Cover Sheet:
The legal plat title has been included on the cover sheet.
Plat:
We have shown the sidewalk easement that is included throughout the plan set on the
north side of the mutual access onto Denton Tap Road.
2. We have provided a copy of the legal description for the 20' sanitary sewer easement as
was a condition of the Planning and Zoning Commission's approval on 4/17/2003.
Site Plan:
We have provided the revised site plan including the pavement markings and signage for
the one-way driveway on the south side of the building (as received by the Planning
Department on 6/2/2003).
2. The 5' brick paver sections in the driveways have been changed to 8' stamped concrete,
as per the city's subdivision ordinance and construction details.
Paving & Horizontal Control Plan:
The strength of the concrete has been increased to 4000 psi.
2. Note #5 has been revised to reflect the city's construction standards and subdivision
ordinance.
3. A note was added to our plans stating that any lane closures required for the construction
of the driveways can only occur between 9:00 a.m. - 4:00 p.m., or as specified by the
engineering department. Additionally, if constriction extends into the 1003-2004 school
year, additional time restrictions may be required.

Gradins~ Plan
Note #10 has been revised to reflect the city's construction standards and subdivision
ordinance.
2. Top-of-curb and spot elevations along the north side of the property have been provided.
3. The 0.80% Swale drains towards inlets on Denton Tap Road to keep offsite water from
draining onto the site.
Erosion Control Plan
A note has been added that the contractor will need to provide a construction site notice
in accordance with TCEQ General Permit Number TXR 150000.
Details
All details are specific to this project. A note has been added that the contractor is
required to have on-site, at all times, a copy of the City of Coppell's Construction Details.
