ABQ will not deve:top any improvement plans for the channel until an "end user" is i=t place for the land adjacent to the channel. The improvements that are planned along with the Heartz Road construction are interim. The "conceptual design" approved via an agreement with the Parkes of Coppell Joint Venture II is that, a conceptual approval. When the channel improvement plans are developed they will be in comp''.iance with the existing City standards and ordinances at that time. I understand that the "Pecan Hollow" development may have runo,=f draining into the channel. Please take notice that the channel at this time is private and any drainage entering the channel must be via an easement. I do not believe the City has the :-fight to approve public runoff draining into a private chanziel without an agreement with the owner. This was not done with the Warren Clarke tract which now drains into the channel. Please let Jerry Parche' of Jerry Parche' Consulting Engir-eers, or ABQ know if there is runoff draining into the channel.
