Purpose: Development Review Comment meeting 7/7/03

Discussion:
The object of the meeting was to discuss the development review committee (DRC) comments for the
Sandy Lake Plaza medical office building. The (DRC) panel went through the list item by item to ensure
that the revised drawings have addressed all issues.
GSR and BDD confirmed that all items and comments have been incorporated and or added into the
revised set of drawings with the following exceptions noted below.
Site plan /Plat comments:
Engineering:
CCE reviewed the site plan on 6/26/03 and had the following comments:
Verify that you can encroach into the 15' easement along the west side of the
building.
a. BDD has received a verbal agreement with the leaseholder that will allow parking to
encroach into the overhead easement. However BDD has been told that the project
will not be allowed to have new trees planted in the easement.
b. LDG has provided new trees in the landscape buffer within the overhead easement
as required by the landscaping ordinance.
c. CCP has stated that perhaps the existing hackberry trees currently under the
overhead easement can be kept instead of mitigating them and adding new trees.
CCP also stated that other developments in Coppell have had new trees planted
under overhead lines and easements. CCP will look at the existing trees before
making a judgement on this issue. GSR has been told to continue the submittal
process; the tree issue at the easement would be kept as a condition to the
approval.
Planning:
CCP reviewed the plat on 6/23/03 and had the following comments:
Please provide staff with a copy of the Sandy Lake Plaza Addition lots 1 -3 as recorded in
Volume 86235, Page 6432.
Upon further research by BDD at the City of Coppell it was agreed by BDD and
CCP that the plat for this project would be considered a minor plat and not a
replat. Lots 1, 2 and 3 of the Block 1 Sandy Lake Plaza have never been platted,
it was always an unplatted block. This project will entail BDD to plat the site as a
minor plat to the existing development.
Building Inspections
GSR asked CCB about the building code requirements for the required number of toilets for
the shell - building portion of the project. CCB said that the medical doctor toilets could be counted
toward the number required for the project.
GSR also wanted to clarify the requirements and or ability to have an open stairway for the
project. CCB said that with a total sprinklered building with only 2 levels an open stairway is
allowed for buildings.
Next Submission:
The next submission of the appropriate number of drawing copies and electronic files will be
submitted to CCP by 12:00 noon on July 8`
