ITEM: Park West Commerce Center Renlat of Lot 2. Block 5 and 6, to create
two new lots that will allow the development of a 320,000 square foot
office warehouse facility and a 200,000 square foot office warehouse
building, located on 29.38 acres of properly west of Beltlirte Road,
between Airline and Wrangler Drives, at the request of Halff
Associates, Inc.

Replat Comments
1. Show visibility triangle easements at all driveways with metes and bounds description.
2. Water, sanitary sewer and roadway impact fees will be required.
Site Plan
1. Label fire lanes.
2. Construct deceleration lanes at the driveway located at the southeast corner of Lot 1,
Block 5 (100' storage w/100' transition 12' wide) at the location of the proposed access
easement.
3. Provide right-of--way for south bound deceleration lane 12' wide (100' storage w/100'
transition) at Belt Line Road/Wrangler Drive and note "to be built at the time of
development of Lot 2".
4. Provide 40' radius for trucks at driveways adjacent to loading docks.
5. Provide water, wastewater, drainage and irrigation plans to determine possible utility
easements.
6. Any driveways onto Belt Line Road will be required to have 8' wide brick paver band
with brick pavers in handicap ramps.
