Construction Plan Review Comments
Dear Mr. Porter:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Notes —
1. The plan set includes a traffic control plan. Are lane closures anticipated?
2. All work (culverts, drive approaches, utilities, etc.) that is proposed in the S.H. 121 right -of-
way must be approved and permitted by TxDOT. One -Way signs may be required across
from the driveways. Verify with TxDOT.
3. FYI — there are numerous utilities located within the S.H. 121 right -of -way.
Plat —
1. Provide a utility easement for the fire hydrant off of the proposed 8" waterline along S.H.
121.
2. Provide a utility easement for the fire vault adjacent to the southern driveway along S.H. 121.
Grading Plan —
Ensure that no runoff will pond or drain to the adjacent development along the east property line.
Please provide more spot elevations on and offsite in this area for clarification.
Drainage Plan —
1. Label the flumes and their sizes.
2. Have you made a decision on whether or not to eliminate the double RCP under the south
driveway on S.H. 121?

Storm Sewer Plan /Profile -
1. Add "and TxDOT Specifications" to General Note #1.
2. Correct the spelling error of the word `detail'.
3. Provide cross sections for the proposed Lines `A' and `13'. If you are proposing to eliminate
Line `A', provide a cross section for that as well.
4. Provide a full profile from Line `A' to Line `13'.
Utility Plan —
1. Include all applicable General Notes.
2. Verify fire hydrant and FDC locations with Travis Crump, the Fire Marshal. His number is
972 - 304 -3503.
3. Ensure that manhole and cleanout spacing meets the city's requirements.
4. Will the proposed 90 degree bend at the intersection of Northpoint Drive and S.H. 121 be in
conflict with the street and/or curb?
5. Include a valve prior to the stubout for the proposed 8" public waterline along S.H. 121.
Sanitary Sewer & Waterline Plan /Profile —
The profile is showing a 6" S.S. while and 8" S.S. is shown in the plan view. Which is correct?
Paving Plan —
Indicate proposed pavement strengths /thickness in the legend. There are three different
pavement designs listed throughout the plan set. Please verify.
SWPPP —
Provide a construction site notice in accordance with TCEQ General Permit Number TXR
150000.
Once the necessary corrections have been made, please return this marked -up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
