BEING a 0.03 acre tract of land situated in the J. Gibson Survey, Abstract No. 1716,
Dallas County, Texas, being a portion of Lot 2, Block 1, Fellowship of Las Colinas
Addition, as recorded in Volume 99028, Page 27, Deed Records, Dallas County, Texas.
Said 0.03 acre tract of land being more particularly described by metes and bounds as
follows:
BEGINNING at a point for corner, said point being the most southerly southwest corner
of said Lot 2, Block 1, and being in the northerly line of the Cottonwood Branch Drainage
Easement, as recorded in Volume 8792, Page 996, Deed Records, Tarrant County, Texas;
THENCE North 00 °08'15" East, along the west line of said Lot 2, Block I, for a distance
of 43.93 feet to a point for comer;
THENCE South 58 °45'37" East, leaving said west line, for a distance of 58.12 feet to a
point for corner;
THENCE South 74 °31'50" West, for a distance of 51.67 feet to the POINT OF
