Correct the spelling of Las Colinas throughout the plan set. 2. The plat name and the name of the development should correspond throughout the plans. Plat — Several additional sidewalk easements are necessary. See comments within the marked up plan set. Sheet Cl - 1. Realign the proposed sidewalk to avoid the existing storm sewer inlet on Moore Road. This may require an additional sidewalk easement. 2. If it is your intention to not install a lime subgrade beneath your paving, a written request for waiver must be made to the City. That request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within public right -of -way still requires a flex -base subgrade. 3. Are you proposing a stamped concrete paver band in the driveway onto Sandy Lake Road? 4. There appears to be a conflict with an existing fire hydrant and the proposed sidewalk along Moore Road. How will this be addressed? Sheet C3 — 1. The record drawings for the property to the north (Children's World) show the existing inlet to be 6', not 4' as is labeled on this sheet. There also appears to be an existing stub -out under the existing mutual access. Verify. 2. Ensure that the open area on the west side of the building will not pond water. 3. Include profile views of all proposed storm sewer pipes. 4. Extend the connection of the 15" PVC line to the 18" RCP lateral to the property line. 5. It may be possible and more cost efficient to drain the entire property to the 18" RCP in Moore Road. Contact me to discuss. Sheet C4 — 1. Ensure that all vaults and meters will be within the 10' x 10' water easement. 2. Include a wastewater access device at the property line for the 6" sanitary sewer service. 3. Indicate that the sanitary sewer line will tie into the existing manhole by the core and bore method. 4. 2 -2" domestic water meters seems excessive. Verify. 5. Verify adequate fire hydrant coverage and the FDC location with the Fire Marshal, Travis Crump, at 972- 304 -3503. Sheet C5 — 1. Consider relocating the construction entrance to Moore Road. Moore Road carries less traffic and construction vehicles will have access to the traffic signal at Sandy Lake Road. 2. A construction site notice (TXR 150000) and SWPPP are required to be on -site at all times. 3. Traffic control plans must be submitted and approved prior to any lane closures. Sheet C6 - Remove all details that are not specific to this project. Once the necessary corrections have been made, please return this marked -up set and two sets of revised plans to the City for review.
