Especially with Ken being out of the office. I'll respond to the best of my knowledge. 1. 1 don't see this as being a problem from and engineering standpoint. I would highly recommend that you fax the fire marshal a cross - section of this proposal for approval. Travis Crump's fax number is 972 - 304 -3514. Ask him for a written 'okay'. 2. The design and building of the waterline will be in conjuction with this project (similar to how we require public sidewalks in all non - industrial areas). It should be designed to tie into the existing waterline on Northpoint and stub -out at your northern property line. We will also require the two remaining properties north of this tract to extend the waterline when they develop until the line ties into the existing waterline along Sandy Lake Road. I don't have anything conceptual to fax to you but the line would need to be within the right -of -way of S.H. 121 and not be in conflict with any existing utilities. I will need to talk with Ken about the financing of the waterline. 3. N/A 4. 1 will only be in the office next week on Monday and Tuesday (it's time for MY vacation!!) but Ken will be in all week. I recommend that you call Paula at 972 - 304 -3686 to set up and appt. with Ken to discuss the drainage. He really needs to be involved. We would like to have a 5" invert section in an 18 foot invert width. I believe the cross slope changes from 1:22 to 1:24 in the invert. This would allow the site to work from a drainage standpoint. Is this acceptable? 2.) Who will design and build the 12" waterline in 121? If it is us, does the City pay for the line? I'm just not sure about the legality of that process. Also, will the line be dry until someone ties it to Northpoint Drive? I also need an approximate location of where this line will be placed inside of the 121 Right -of -Way. If you can fax me a sketched up plan or email me back and let me know, that would be most helpful. 3.) 1 believe that my information about the entrance drives off of 121 was incorrect. I was referencing regulations for a tie onto a two -lane asphalt highway which, obviously, is not present here. 4.) 1 am updating the drainage plan this weekend. The maximum invert in the fire lane is 6 ". You can use the full 24' width of the fire lane for capacity. You just need to show the calculations to verify that the capacity is there. 2. We are currently revising our citywide water master plan and a 12" waterline is proposed within the SH 121 frontage road right -of -way. This will be required to be built along the entire length of the Securelock property from Northpoint Drive. It will also eliminate any need for easements across the proposed restaurant site to loop your fire line. Ken believes that TxDOT will provide you with a timely permit for the waterline construction. 3. Since TxDOT requires an 8" fall into the property from the driveway, Ken will require the drive approach to be constructed with concrete. Asphalt will not hold up with the suface flow of the drainage across the drive. 4. Ken said that he needs more information on the retention ( ?) pond. He is not comfortable with making a decision on something so conceptual. He is also curious as to exactly what it is if it's not detention (with an outfall) or retention (with some circulation). Is it standing stagnant water? Please let me know if you have questions. Thanks Teresa Tim: Ken has the drawing on his desk. I spoke with him this morning and he will be out of the office this week Wed. - Fri. so he said he will make some time for me today or tomorrow to discuss this project. I wouldn't think you would need an 8" S.S. I would think that a 6" would suffice. It's usually a good idea to include a profile in the plans, especially for such a long run as what you will probably need. I wanted to ask if you had a chance to ask Ken his opinion of the storm drainage situation at the Securlock Site. I think you were able to run off a copy of my thoughts so you could set them in front of Ken. Also, do we need 8" sanitary sewer on this site? If so, do I need to profile it for you?
