Construction Plan Review Comments

The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Sheet C -4 (Site Plan)
1. Contact Gary Sieb, Director of the Planning Department, to obtain approval on the additions
of the retaining wall and monument sign. The telephone number for the Planning
Department is 972 304 -3678.
2. Revise the note regarding the waiver of the screening wall along the east side of the property
to indicate that a `living screen' is required.
3. Since you are removing and replacing the drive approaches onto Denton Tap, contact the fire
marshal, Travis Crump, to discuss driveway width and turning radius requirements. His
number is 972- 304 -3503.
Sheet C -7 (Grading Plan)
1. Currently runoff from the property to the north cuts across the proposed parking expansion.
How will this be addressed to prevent a ponding situation or undercutting of the parking
area? Include additional topographic information in this location.
2. Prior to the sale of the David A. Phillips tract, the property owner must disclose the
requirement of future developments to accommodate the runoff generated by the church
property. This agreement must be legally attached to the property and jointly agreed upon
by the Phillips property owner and the church. Provide the City of Coppell a copy of the
agreement.
Sheet C07 (Paving Plan)
The driveways onto Denton Tap Road currently have 8' brick paver bands. The paver bands
must be replaced in accordance to the City's Subdivision Ordinance and they may be either
stamped concrete or brick pavers.
Sheet C -8 (Drainage Area Map)
1. Drainage Areas 1, 5, 6, 10, and 11 are essentially 100% impervious. Use a `C' of 0.95 in
these areas and revise calculations.
2. The amount of runoff directed toward the property to the east will create problems for future
developments. What other alternatives were considered?
3. Regardless of what is occurring prior to construction, consider picking the runoff up on site.
Inlets are proposed in close proximity to both driveways. It is not a prudent nor safe
engineering design to discharge 16.79 cfs of water onto a major street that could cause people
to lose control of their vehicles and have an accident.
Sheet C -9 (Utility Plan)
1. Verify the location and depth of the 8" S.S. and 16" waterline. It appears in the field that the
16" waterline is east of the 8" S.S.
2. Include the 16" waterline in the profile.
3. Contact the Assistant Director of Public Works, Glenn Hollowell, to verify where to abandon
the 2" water service. It may be preferable to abandon it at the watermain rather than at the
property line. Glenn's telephone number is 972 462 -5155.
Once the necessary corrections have been made, please return this marked -up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
