TX 75093 RE: Securelock Small Business Park Lot 1, Block A Construction Plan Review Comments Dear Mr. Porter: The City of Coppell has reviewed the revised plans for the referenced addition and with the following conditions, the plans will be approved. General Notes — All work (culverts, drive approaches, utilities, etc.) that is proposed in the S.H. 121 right -of -way must be approved, permitted, and inspected by TxDOT. Grading Plan — See the area highlighted on this plan sheet in the marked -up set. It is still unclear what is happening with the drainage here. It may be necessary to break this out into a separate drainage area. Storm Sewer Plan /Profile - Verify with TxDOT that the channel grading within the S.H. 121 right -of -way meets TxDOT requirements. Utility Plan — 1. Continue working with Travis Crump, the Fire Marshal, on fire hydrant and FDC locations and labeling. His number is 972 - 304 -3503. 2. Include a blowoff valve prior to the stubout for the proposed 8" public waterline along S.H. 121. Relocate the gate valve to 20' prior to the stubout. Sanitary Sewer & Waterline Plan /Profile — 1. The minimum grade for an 8" sanitary sewer line is 0.34% 2. Revise the notation on the 8" waterline to reflect 2 -45 bends rather than a single 90 degree connection. 255 PARKWAY * P.O. aOX 9476 * COPPELL TX 75019 * TEL 972/462 0022 * FAX 972/304 3673 SWPPP — Provide the city with a copy of the construction site notice in accordance with TCEQ General Permit Number TXR 150000. Please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets for its use; your office should submit as many additional sets as necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. These fees consist of impact and construction inspection fees to be paid to this office as requested in the revised Fee Assessment Letter dated September 12, 2003. The City assesses a 2% inspection fee for all private construction and 4% for public installations.
