Per your request, please find attached four pages of documents. These documents are two
utility easement descriptions required for the sanitary sewer system for the
concession/restroom building in MacArthur Park. These easements have been increased to 30'
wide.

30' SANITARY SEWER EASEMENT
DESCRIPTION
BEING a 0.056 acre tract of land situated in the S.A. & M.G. SURVEY, Abstract No. 1442,
in the City of Coppell, Dallas County, Texas, and being out of the remaining 4.480 acre
tract of an original 12.9798 acres (called Tract l-D) conveyed to RPG Estates, Ltd., a
Texas limited partnership, by deed recorded in Volume 92118, Page 0573, Deed Records,
Dallas County, Texas, and being more particularly described by metes and bounds as
follows:
BEGINNING at a ~-inch iron rod with NDM plastic cap for corner on the Northerly right-of-
way of MacArthur Boulevard and being the Southwest corner of the remaining 4.480 acre
tract, same being the Southeast corner of an 8.500 acre tract conveyed to the City of
Coppell, Dallas County, Texas, by deed recorded in Volume 95108, Page 0531, Deed
Records, Dallas County, Texas;
THENCE N 29o10'30'' E, along the common line of said 8,500 acre tract and said 4.480
acre tract, a distance of 30.69 feet to a point for corner on a non-tangent curve to the left
having a central angle of 05o32'26'', a radius of 866.05 feet, a tangent length of 41.91 feet,
and a chord bearing and distance of S 51o14'39'' E, 83.71 feet;
THENCE along said non-tangent curve to the left an arc distance of 83.75 feet to a point
for corner;
THENCE S 35°59'08" W, a distance of 30.00 feet to a point for corner on the Northeasterly
right-of-way of said MacArthur Boulevard, and being on a curve to the right having a central
angle of 05°07'15'', a radius of 896.05 feet, a tangent length of 40.07 feet, and a chord
bearing and distance of N 51°27'15'' W, 80.06 feet;
THENCE along said right-of-way and curve, an arc distance of 80.08 feet to the POINT OF
BEGINNING and containing 2,457 square feet or 0,056 acre of land, more or less.

to the City of Coppell, Dallas County, Texas, by deed recorded in Volume 95108, Page 531
of the Deed Records of Dallas County, Texas (D.R.D.C.T.), and being more particularly
described by metes and bounds as follows:
BEGINNING at a ¼-inch iron rod with NDM plastic cap for corner on the northerly right-of-
way line of MacArthur Boulevard and being the Southeast corner of said 8.500 acre tract,
same being the southeast corner of a 30' Water Main Easement conveyed to the City of
Irving, Dallas County, Texas, by deed recorded in Volume 95222, Page 1482, D.R.D.C.T.,
and being on a curve to the right having .a central angle of 01°58'05'', a radius of 896.05
feet, a tangent length of 15.39 feet, and a chord bearing N 47056'39'' W, 30.78 feet;
THENCE Northwesterly, along said right-of-way and curve to the right an arc distance of
30.78 feet to the southwest corner of said 30' Water Main Easement;
THENCE N 29°10'30" E, departing said right-of-way, along the west line of said 30' Water
Main Easement, a distance of 30.94 feet to a point for corner, being on a curve to the left
having a central angle of 02°02'24'', a radius of 886.05 feet, a tangent length of 15.42 feet,
and a chord bearing S 47°27'14'' E, 30.84 feet;
THENCE along said curve to the left an arc distance of 30.84 feet to a point for corner on
the east line of said 8.500 acre tract and said 30' Water Main Easement;
