Construction Plan Review Comments
Dear Mr. Attanasio:
The City of Coppell has reviewed the revised plans for the referenced addition and with the
following conditions, the plans will be approved.
Sheet C5 -
1. Due to safety concerns, the contractor must provide the construction entrance on Moore
Road. This will need to be shown on the final approved plans.
2. The contractor will need to provide a copy of the completed Construction Site Notice at the
pre - construction meeting. I have attached a copy of the permit for your use.
Please submit revised copies for the City Engineer's stamp. The City of Coppell requires three
sets for its use; your office should submit as many additional sets as necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans approved by
the City of Coppell.
All fees must be paid prior to release of this project for construction. These fees consist of
impact and construction inspection fees to be paid to this office as requested in the revised Fee
Assessment Letter dated September 30, 2003. The City assesses a 2% inspection fee for all
private construction and 4% for public installations. If you have any questions or need any
additional information, please contact this office at your convenience.

Fee Assessment Letter -REVISED
Dear Mr. Attanasio:
Enclosed is a copy of the City of Coppell Development Fee Assessment table, along with a copy of the
Development Fee calculations for the referenced development.
Please make payment for the Impact Fees to the City of Coppell in the amount of $35,910.00 and forward
to the Engineering Department along with a copy of the Fee Assessment table. This amount is a portion of
the assessed fees that need to be paid prior to Council approval. Please note that the Texas Legislature,
under Senate Bill 243, delayed the collection of Water and Sewer Impact Fees until the issuance of a
Building Permit. Please provide a copy of the Engineer's estimate or contract to our office so the 2% &
4% construction inspection fee can be verified. The construction inspection fees must be paid prior to the
scheduled pre - construction meeting.
The additional fees for water and sewer taps, water meters, and utility inspection fees need to be paid by
separate check at the new Public Works Service Center, 816 S. Coppell Road. Meters will be ordered
when those fees are paid.
Appropriate payment of the required fees will help insure a successful beginning of this project. We look
