As I stated, the County's schedule for this project is eazly 1997. However, I expressed some concern whether or not that was a realistic timetable. Beyond that we discussed some drainage issues associated with the project. The majority of those issues are created by the undeveloped land south of Belt Line Road owned by TU Electric in conjunction with their North Lake Power Plant. In following generally accepted drainage design criteria, the drainage system would be designed to convey all the runoff from the property south of Belt Line Road in a developed state and take it north to the creek that crvo;les ~tdeeal~ly dev lop ow 1l However, I have expressed a concern as to whether or not that property remain as open space. With this letter I am providing you a copy of a letter that I senpt t P ~ Electric on May 15, 1996 requesting that they respond to the City on their future plans for this roe I have since followed up with Mr. Thompson on August 8, 1996 again requesting a letter. Mr. Thompson indicated that it should not be any problem to obtain some type of correspondence from TU Electric stating that the property should remain in its natural state. If in fast that is the case, it is quite possible that the City, in conjunction with Dallas County, would not need to construct what is shown as Alternates 1, 2 or 3 on the attached drainage plan. It appears as though Alternate 2, as shown on the plan, could have the most detrimental impact to the property which you are currently marketing. At this point, I request that you use this information strictly for what it is: "Preliminary Inforntatian" to assist the City in making a decision. Under no circumstances should you view this as final design of a drainage system that would bisect your property.
