Kimley -Horn and Associates, Inc. is pleased to re- submit plans on behalf of First Baptist Church of
Coppell. Included in this submittal for your review are two (2) full -size sets of the revised plans and the
city markup set. Explanations of how we revised the plans to your comments follow.
Site Plan:
1. It is my understanding that the Planning Department has received information from the project
architect on both the retaining wall and monument sign and approval is pending. Please contact
Marcie Diamond during your plan review process to determine if approval has been obtained.
2. The note has been revised to indicate that a living screen is required.
3. Travis Crump indicated to me that no width or turning radius revisions were necessary on the existing
driveways.
Grading Plan:
1. Additional topographic information has been shown on the grading plan as requested. The topographic
information shows that the runoff from the northem tract continues to follow a path around the
proposed parking area and onto the Phillips tract. The drainage should flow around the parking lot
based on the proposed grades.
2. Per a recent meeting at the church on August 15, the adjacent property owner's representative and First
Baptist Church agreed to the solution that is presented on the attached grading, drainage, and erosion
control plans. In the future, storm drainage from the church property will be collected in a curb inlet
and piped into a storm sewer system. Therefore, no agreement to accommodate church runoff is
necessary by the Phillips property owner.

Paving Plan:
1. The paver bands are to be replaced with stamped concrete per city ordinance, as noted on the paving
plan.
Drainage Area Map:
1. The "C" coefficients for the requested drainage areas have been increased from 0.80 to 0.95. Note that
an additional drainage area 1) was added to the plan to more accurately account for flow out the
northern driveway vs. flow to the northern property's driveway.
2. A grading and drainage solution has been agreed to between the church and adjacent property owner.
The plans now direct drainage within the parking lot toward a curb inlet with future pipe connection
that will connect to a future storm sewer northeast of the church property.
3. Proposed drainage leaving the site is reduced from current conditions. Approximately 0.93 cfs runs
out the northwestern driveway, and approximately 7.17 cfs runs out of the southwestern driveway. Per
my phone conversation with Ken Griffin, these flows out of the driveways are acceptable.
Utility Plan:
1. The location of the sanitary sewer line was found by City of Coppell Public Works staff and painted on
the concrete within Denton Tap Road near the southwestern driveway. This paint was tied into the
drawing to show the actual location of the sanitary sewer. Based on the information available, the
existing 16 -inch waterline should be located east of the sanitary sewer where the proposed sanitary
sewer manhole will be installed. A profile of the sanitary sewer crossing is shown on the utility plan.
2. The 16 inch waterline has been added to the profile.
3. I left a message with Glenn Howell asking him to call regarding the abandonment of the water service.
Ted Dutt called back instead of Glenn and I spoke with him regarding the abandonment. He stated his
preference to abandon the water service at the water main. However, based upon the approximate
location of the water main, water service abandonment would require pavement removal and
replacement within Denton Tap Road. Engineering and Public Works should consider this
disadvantage of abandoning the service at the water main versus at the meter, which is located in a
landscaped area. To address this issue in the interim, I have added a note to the plans requiring the
contractor to contact Glenn Howell prior to abandoning the water line so that the proper location to
abandon the line can be determined.

Note that we have removed the traffic control plan from the engineering set. The owner has chosen the
