Being 0.047 acre tract of ]and, more or less, situated in County of Dallas, State of Texas, and
being out of the S.A. & M.G. RR Survey, Abstract No. 1439, and being a portion of that certain
98.840 acre tract of land conveyed by CP-COPPELL INDUSTRIAL, LTD, a Texas limited
partnership to HILLWOOD FUND NO. 1, L.P., a Texas limited partnership by deed recorded in
Volume 2003006, Page 00074, Deed Records of Dallas County, Texas, and a portion of that
certain Lot 1, Block A, Coppell Industrial Addition, an addition to the City of Coppell, as
recorded in Volume 2000200, Page 00669, Plat Records, Dallas County. Texas, which 0.047 acre
tract of land, is more particularly described as follows:
COMMENCING, at a %,"iron rod found for the Southeast corner of said Lot ], Block A, said
iron rod being on the North line of a 40 foot road dedication of Bethel Road per said plat;
THENCE, South 89° ] 9' l9" West, along said North line of Bethel Road, common to the South
line of said Lot 1, Block A, a distance of 735.18 feet to a 5/8" iron rod with plastic cap stamped
"Transystems Corporation" set for the intersection of said North line of dedication of Bethel Road
and the proposed right-of-way line of Bethel Road, same being the POINT OF BEGINNING;
THENCE, South 89° 19' 19" West, continuing along the said North 1 ine of dedication of Bethel
Road, a distance of 204.74 feet to a'/~" iron rod found for the intersection of said North line of
dedication per plat and the West line of said Lot 1, Block A;
THENCE, North 00° 43' 33" West, departing said North line of dedication of Bethel Road and
along the said West line of said Lot 1, Block A, a distance of 10.03 feet to a 5/8"iron rod with
plastic cap stamped "Transystems Corporation" set on the proposed right-of--way line of Bethel
Road;
THENCE, North 89° 19' IS" East, departing said West line of said Lot 1, Block A, and across
said Lot 1, Block A and the proposed North line of Bethel Road, a distance of 204.74 feet to a
5/8"iron rod with plastic cap stamped "Transystems Corporation" set for an angle point of said
proposed right-of-way line of Bethel Road;
THENCE, South 00° 40' 4Y' East, continuing across said Lot 1, Block A and along said North
proposed right-of-way line of Bethel Road, a distance of 10.04 feet to the POINT OF
BEGINNING and containing 2,055 square feet or 0.047 acre of land..
